Refund & Cancellation Policy

Welcome to Rezlea. This Refund & Cancellation Policy governs payments made through the Rezlea platform, website, mobile applications, and related services.

By using Rezlea and making any payment on the Platform, you agree to this Refund & Cancellation Policy.

Scope

Rezlea is a property rental and property management platform operated by Skai 7 Private Limited and offered under the Rezlea brand. The Platform connects property owners, landlords, tenants, and other users through digital services and dedicated Relationship Managers ("RMs").

Rezlea does not act as a real estate broker, agent, or intermediary for the purpose of collecting commissions on property transactions, unless expressly stated otherwise for a specific service. RMs may assist users with property-related processes and support services offered through the Platform.

Premium Property Access Charges

Certain property listings, property insights, owner details, enhanced property information, verification reports, premium features, or other value-added services may require payment before access is granted.

Non-Refundable Services

Once access to premium property information or digital services has been provided, the associated fees are generally non-refundable.

Refunds will not be provided for:

  • change of mind after purchase;
  • user deciding not to proceed with a property;
  • property becoming unavailable after access is granted;
  • failure to contact or reach the property owner;
  • user dissatisfaction not caused by a technical failure attributable to Rezlea;
  • failure to utilize purchased access within the applicable period.

Eligible Refund Cases

Refund requests may be considered if:

  • payment is successfully debited but premium access is not provided due to a verified technical issue;
  • duplicate payments are made for the same service; or
  • an incorrect amount is charged due to a system error.

Approved refunds will be processed to the original payment method within 7–10 business days, subject to banking, card network, UPI, gateway, and other third-party processing timelines.

Flex Offer Services

Rezlea may allow users to submit a "Flex Offer" on eligible properties through the Platform.

Any platform fees, service charges, convenience fees, or processing fees associated with submitting a Flex Offer are generally non-refundable once the Flex Offer has been successfully submitted.

Refunds may be considered only where a technical failure prevents the Flex Offer from being recorded despite successful payment.

Rent Payments

Unless expressly stated on the Platform or in a separate written agreement, Rezlea does not act as an escrow service, deposit holder, or custodian of rent funds.

Rent payments are generally made directly between tenants and landlords using their preferred payment methods, including:

  • UPI
  • Bank Transfer
  • NEFT
  • RTGS
  • IMPS
  • Other mutually agreed payment methods

Users are solely responsible for ensuring that payments are made to the correct recipient and that all transaction details are accurate.

Receipt Upload and Payment Records

Rezlea may provide tools that allow tenants and landlords to upload rent receipts, transaction references, payment confirmations, screenshots, or other supporting documents for record-keeping and transparency purposes.

The availability of such features does not mean that Rezlea:

  • verifies the authenticity of every uploaded document;
  • guarantees that payment has been completed;
  • guarantees receipt of payment by the landlord; or
  • acts as a custodian of funds.

Users remain solely responsible for maintaining accurate payment records and resolving any payment-related disputes.

Rent Support Assistance

Rezlea may, at its sole discretion and subject to internal eligibility criteria, provide temporary rent support or rental protection assistance to a landlord when a tenant is unable to make a scheduled rent payment.

Such assistance:

  • is entirely discretionary;
  • does not release the tenant from their rent obligations;
  • does not modify the underlying rental agreement;
  • does not create ownership or tenancy rights in favor of Rezlea; and
  • may be recovered by Rezlea from the tenant through lawful means and agreed recovery processes.

Any amount paid by Rezlea to a landlord under a rent support arrangement shall not be considered refundable to the tenant.

Rezlea reserves the right to approve, reject, modify, suspend, or discontinue any rent support program at any time.

Failed Transactions

If a payment is deducted from a user's account but the corresponding service is not activated due to a technical issue, the user should contact Rezlea Support with relevant transaction details.

Where appropriate, Rezlea will investigate the matter and initiate a refund if the claim is found to be valid.

Banking institutions, card networks, UPI providers, and payment service providers may require additional processing time for reversals and settlements.

Cancellation of Services

Rezlea reserves the right to suspend, restrict, cancel, or terminate any service, account, feature, or transaction in cases including but not limited to:

  • suspected fraud;
  • misrepresentation;
  • violation of applicable laws;
  • violation of Rezlea policies;
  • security concerns;
  • technical or operational issues; or
  • suspected abuse or misuse of the Platform.

Where a service is cancelled by Rezlea, any refund eligibility will be determined based on the nature of the service, the stage of processing, the reason for cancellation, and the applicable terms of the transaction.

Non-Refundable Charges

Unless specifically stated otherwise, the following are non-refundable:

  • premium property access charges;
  • digital service fees;
  • convenience fees;
  • platform fees;
  • processing charges;
  • verification fees;
  • Relationship Manager service fees once the service has commenced; and
  • Flex Offer submission fees.

Chargebacks and Payment Disputes

Users are encouraged to contact Rezlea before initiating a chargeback or payment dispute with their bank, card issuer, UPI provider, or payment processor.

Rezlea reserves the right to provide transaction records, service logs, access logs, communication records, and other relevant information to payment processors, banks, financial institutions, law enforcement agencies, or regulatory authorities in connection with dispute resolution.

Refund Processing Timeline

Where a refund is approved:

  • refunds will be processed to the original source of payment, wherever possible;
  • processing may take approximately 7–10 business days; and
  • actual credit timelines depend on banks, payment gateways, card networks, UPI providers, and financial institutions.

Rezlea shall not be liable for delays caused by third-party payment systems or banking channels.

Limitation of Liability

Rezlea shall not be liable for:

  • property-related disputes;
  • failed bank transfers;
  • UPI transaction failures;
  • incorrect payment information entered by users;
  • delays caused by banks or payment providers;
  • losses arising from transactions conducted outside the Platform; or
  • unauthorized access resulting from user negligence.

Nothing in this Policy limits liability where such limitation is not permitted under applicable law.

Changes to this Policy

Rezlea reserves the right to amend, update, or modify this Refund & Cancellation Policy at any time without prior notice.

The updated version shall become effective immediately upon publication on the Platform.

Continued use of Rezlea after such updates constitutes acceptance of the revised policy.
