Terms and Conditions

Effective Date: 4th June 2026

These Terms and Conditions ("Terms") govern your access to and use of Rezlea ("Platform"), a product offering of SKAI 7 PRIVATE LIMITED ("Company", "we", "our", or "us").

By accessing, browsing, registering on, or using the Platform, you agree to be bound by these Terms, our Privacy Policy, Refund and Cancellation Policy, and any other policies or agreements referenced herein.

About the Platform

Rezlea is a technology-enabled rental platform operated by SKAI 7 PRIVATE LIMITED.

The Platform facilitates various rental-related services including, but not limited to:

  • Property discovery and listing services
  • Tenant and landlord introductions
  • Property recommendations
  • Flex Offer submissions and offer management
  • Identity verification workflows
  • Booking coordination
  • Tenant onboarding support
  • Transaction support services
  • Relationship manager assistance
  • Rental lifecycle support services

The Company does not own, lease, manage, operate, control, or represent ownership of any property listed on the Platform unless expressly stated otherwise.

The Company is not a party to any lease agreement, leave and license agreement, tenancy agreement, or rental contract executed between users.

While the Company may facilitate certain aspects of the rental process, all rental decisions, negotiations, and agreements remain solely between users.

User Eligibility and Accounts

Users must:

  • Be at least eighteen (18) years of age
  • Have the legal capacity to enter into binding agreements
  • Provide accurate, complete, and up-to-date information
  • Maintain the confidentiality of account credentials

Users are responsible for all activities conducted through their accounts.

The Company reserves the right to suspend, restrict, or terminate accounts for misuse, fraud, misrepresentation, security concerns, legal compliance requirements, or violation of these Terms.

Listings and Platform Content

Landlords and property listers are solely responsible for the accuracy, legality, completeness, and authenticity of their listings.

Listings may include:

  • Property descriptions
  • Rental pricing
  • Security deposit information
  • Images
  • Videos
  • Documents
  • Other related content

While the Platform may conduct verification checks or moderation activities, users are strongly encouraged to independently verify all information before making decisions.

The Company reserves the right to edit, reject, suspend, remove, or modify listings at its sole discretion.

Flex Offers and Offer Mechanism

The Platform enables tenants to submit Flex Offers for properties listed on the Platform.

Multiple tenants may submit Flex Offers for the same property.

Flex Offers may include:

  • Monthly rent amount
  • Security deposit amount
  • Occupancy preferences
  • Other rental-related terms

All Flex Offers are indicative and non-binding unless subsequently accepted and documented by the relevant parties.

Submission of a Flex Offer:

  • Does not guarantee acceptance
  • Does not reserve a property
  • Does not create tenancy rights
  • Does not create contractual rights
  • Does not guarantee allocation of any property

Landlords retain sole discretion regarding tenant selection and acceptance of offers.

The Company does not act as an auctioneer and does not control rental outcomes.

Bookings and Token Payments

Certain properties may require payment of a booking amount, token amount, reservation amount, verification amount, or similar payment.

Such payments may be made:

  • Directly to landlords
  • Through designated payment channels
  • Through workflows facilitated by the Platform
  • Through third-party payment service providers

Payment of any booking amount or token amount does not create tenancy rights, leasehold rights, possession rights, ownership rights, or contractual rights relating to a property.

The Company may facilitate the transmission, tracking, verification, reconciliation, or confirmation of payments but does not guarantee completion of any rental transaction.

Refunds, cancellations, adjustments, reversals, or forfeitures shall be governed by:

  • The Refund and Cancellation Policy
  • Property-specific terms
  • Any booking agreement executed between the parties
  • Applicable law

Identity Verification and Third-Party Services

To enhance trust, safety, compliance, and platform integrity, the Company may require users to undergo identity verification, KYC, KYT, employment verification, or other screening processes.

Such verification may be conducted through third-party service providers.

By using the Platform, users consent to the collection, processing, storage, and sharing of relevant information with such providers for verification purposes.

The Company reserves the right to restrict, suspend, or deny access to features where verification requirements are not satisfied.

Verification processes are intended solely to enhance trust and platform integrity.

Verification should not be relied upon as confirmation of:

  • Ownership rights
  • Occupancy rights
  • Identity authenticity
  • Financial capability
  • Legal authority
  • Character
  • Suitability
  • Creditworthiness

The Company does not guarantee the accuracy, completeness, reliability, or outcome of any verification process.

User Conduct

Users agree not to:

  • Provide false, misleading, inaccurate, or fraudulent information
  • Impersonate any individual or entity
  • Violate applicable laws or regulations
  • Engage in abusive, threatening, harmful, or unlawful conduct
  • Circumvent Platform safeguards, controls, or verification procedures
  • Interfere with Platform operations
  • Upload malicious software or harmful content
  • Attempt unauthorized access to systems or data

Violation of these Terms may result in suspension, restriction, termination, legal action, or reporting to relevant authorities.

Communications

By using the Platform, users consent to receiving communications through:

  • Email
  • SMS
  • Telephone calls
  • WhatsApp
  • Push notifications
  • In-app notifications
  • Other electronic communication channels

Communications may relate to:

  • Account management
  • Verification processes
  • Customer support
  • Transactions
  • Bookings
  • Compliance requirements
  • Service notifications
  • Platform updates
  • Marketing communications where permitted by law

Fees and Payments

Certain services may be subject to:

  • Verification fees
  • Service fees
  • Convenience fees
  • Booking fees
  • Subscription fees
  • Transaction-related charges
  • Other disclosed fees

All fees shall be disclosed before payment.

Applicable taxes, including GST, may be charged as required by law.

Payment Processing

Payments may be processed through third-party payment gateways, banks, payment aggregators, and regulated financial service providers.

By making a payment, users authorize the Company and its service providers to process transactions in accordance with applicable laws and payment network requirements.

The Company does not store complete card credentials or payment instrument details.

Refunds

All refunds, cancellations, reversals, adjustments, and disputes relating to payments shall be governed by the Company's Refund and Cancellation Policy.

Rental Transactions Disclaimer

The Company does not guarantee that:

  • Any property will remain available
  • Any offer will be accepted
  • Any tenant will be selected
  • Any landlord will approve an applicant
  • Any lease agreement will be executed
  • Any transaction will be completed

All rental decisions remain solely between users.

Rental Data and Market Insights Disclaimer

Rental data, pricing guidance, market insights, estimates, analytics, recommendations, trends, and related information:

  • Are provided for informational purposes only
  • May be derived from internal models, third-party sources, or user-generated data
  • Do not constitute legal, financial, tax, investment, valuation, or professional advice

Users should independently verify all such information before relying upon it.

Third-Party Services

The Platform may integrate with or rely upon third-party providers including:

  • Payment gateways
  • Verification providers
  • Analytics services
  • Mapping services
  • Communication providers
  • Cloud infrastructure providers

The Company does not control and is not responsible for the availability, accuracy, security, performance, actions, or policies of such third parties.

User Content

Users retain ownership of content submitted to the Platform.

By uploading, posting, submitting, or sharing content, users grant the Company a non-exclusive, worldwide, royalty-free, transferable license to host, store, display, reproduce, modify, distribute, publish, and use such content for:

  • Platform operations
  • Service delivery
  • Marketing
  • Moderation
  • Security
  • Product improvement
  • Legal compliance

Users represent and warrant that they possess all rights necessary to submit such content.

Intellectual Property

The Platform, software, trademarks, logos, trade names, designs, workflows, content, databases, and related intellectual property are owned by or licensed to SKAI 7 PRIVATE LIMITED.

Users may not:

  • Copy
  • Reproduce
  • Modify
  • Reverse engineer
  • Scrape
  • Distribute
  • Commercially exploit

any part of the Platform without prior written permission.

Fraud Prevention and Risk Monitoring

The Company may monitor user activity and transactions for purposes including:

  • Fraud prevention
  • Security
  • Regulatory compliance
  • Risk management
  • Platform integrity

The Company may request additional documentation or information at any time.

The Company reserves the right to:

  • Suspend transactions
  • Delay processing
  • Restrict services
  • Freeze access to certain features
  • Terminate accounts

where fraud, misuse, suspicious activity, regulatory concerns, or security risks are reasonably suspected.

Limitation of Liability

To the maximum extent permitted by law:

  • The Company shall not be liable for indirect, incidental, consequential, special, exemplary, or punitive damages.
  • The Company shall not be responsible for disputes between users.
  • The Company shall not be responsible for landlord actions, tenant actions, property conditions, listing inaccuracies, transaction failures, or third-party misconduct.

The aggregate liability of the Company arising out of or relating to the Platform shall not exceed the amount paid by the user to the Company for the specific service giving rise to the claim during the twelve (12) months immediately preceding the claim.

Indemnification

Users agree to indemnify, defend, and hold harmless SKAI 7 PRIVATE LIMITED, its directors, officers, employees, affiliates, contractors, and representatives from and against any claims, liabilities, losses, damages, costs, expenses, or legal fees arising from:

  • Use of the Platform
  • Violation of these Terms
  • Violation of law
  • Infringement of rights of any third party
  • Interactions or disputes with other users

Termination

The Company may suspend, restrict, or terminate access to the Platform:

  • For violation of these Terms
  • For suspected fraud or misuse
  • To comply with legal obligations
  • To protect platform integrity
  • For security reasons

Termination shall not affect rights or obligations accrued before termination.

Force Majeure

The Company shall not be liable for delays, interruptions, failures, or inability to perform resulting from events beyond its reasonable control, including:

  • Natural disasters
  • Floods
  • Fires
  • Earthquakes
  • Government actions
  • Regulatory restrictions
  • Internet outages
  • Telecommunications failures
  • Cyberattacks
  • Labour disputes
  • Third-party service failures

Privacy

Collection, processing, storage, sharing, and use of personal information shall be governed by the Company's Privacy Policy.

The Privacy Policy forms an integral part of these Terms.

By using the Platform, users acknowledge and agree to the Privacy Policy.

No Brokerage Representation

Unless expressly stated otherwise, the Company does not act as a real estate broker, property dealer, real estate agent, or legal representative of any user.

Any assistance provided through the Platform is limited to technology-enabled facilitation and support services.

Changes to Terms

The Company may modify or update these Terms at any time.

Updated Terms shall become effective upon publication on the Platform.

Continued use of the Platform after such publication constitutes acceptance of the revised Terms.

Dispute Resolution, Governing Law and Jurisdiction

These Terms shall be governed by the laws of India.

The parties shall first attempt to resolve disputes amicably.

Any dispute arising out of or relating to these Terms shall be referred to arbitration under the Arbitration and Conciliation Act, 1996.

Seat of Arbitration: Mumbai, Maharashtra

Language of Arbitration: English

Subject to the foregoing, courts located in Mumbai, Maharashtra shall have jurisdiction.
